Southside Terrace Redevelopment First Phase
The Southside Terrace redevelopment project’s first phase is underway at 28th & W Street in South Omaha. A 4-story building is now enclosed. It will contain 92 apartments, including one- two- three- and even five-bedroom units. Amenities such a community room and fitness center will be included. Future phases will include row houses.
Much of the old, rundown Southside Terrace apartments have been demolished. The public housing project initially began back in the 1940s. The old Southside Terrace complex included 359 units in barracks-style, brick buildings spread out over 10 city blocks. When the redevelopment is done a few years from now, the new Southside Terrace neighborhood will have 577 apartments and townhouses.

Panera Bread Coming to The Tower District
Panera Bread is under construction in the Tower District, a 120-acre, mixed-use development on the northwest corner of 84th & Highway 370 in Papillion. Developed by Calabretto Building Group, the Tower District gets its name from its proximity to Papillion’s iconic water tower. In addition to this soon-to-open Panera, the district’s first business – a Starbucks Coffee – opened four weeks ago. Other occupants in the Tower District include Casey’s, Pinnacle Bank, AutoZone and GreenState Credit Union.
Office Building at 204th & Ames
The steel frame is assembled for a future office building in far northwest Omaha near 204th & Ames Avenue. The actual address will be 4411 North 203rd Street. The 1-story, 7,826 sq. ft. building will house the Omaha branch office of Hershey State Bank and C2 Building Company. The bank is based in Hersey, Neb., which is located along Interstate 80 about 15 miles west of North Platte. C2 Building Company is an Omaha-based construction company founded in 2017.

The Arthur Nears Completion
Construction is nearing completion on The Arthur, a 329-unit, class-A apartment project at 48th & Dodge Street. The name honors Dr. Arthur Pittman, Omaha’s first African-American veterinarian. His single-story office building is being preserved and incorporated into the project. Designed in the Art Moderne architectural style by the renowned John Latenser and Sons and built in 1948, the Pittman building will house The Arthur’s leasing and management office.
The Arthur will be open for move-ins beginning this fall. The $82 million, 5-story building sits between the Dundee area and the Blackstone District. The University of Nebraska Medical Center campus is just to the southeast.

Broadmoor at Heartwood Preserve Apartments
Construction is in full swing on the Broadmoor at Heartwood Preserve apartment development. Owned by Omaha-based Broadmoor Development, this sprawling, 5-story, 550-unit building is southwest of 144th & Blossom Avenue in Heartwood Preserve. The project sits on 14 acres immediately north of Millard North High School. The apartments are being constructed around a massive parking structure that will serve the future residents. The project will be complete sometime next year.
Car Dealerships North of Village Pointe
Woodhouse Cadillac is building a 25,798 sq. ft. auto dealership and service shop at 17335 Burt Street in West Dodge Pointe. The site is located along the north side of the West Dodge Expressway near several existing car dealerships and north of Village Pointe Shopping Center. The site is just across the street from Audi Omaha. A Genesis dealership is also planned.
Former Dollar Store Demolished
Crews have demolished a former Family Dollar store and the former Mother India restaurant building north of Leavenworth Street between 35th Avenue and 36th Street. The site will become a $25 million, 5-story apartment building with 85 market-rate units. The City of Omaha agreed to $2.9 million in Tax Increment Financing to support this urban-infill project. There will be one level of structured parking inside the building. Proposed amenities include a lounge area, fitness center, private elevated courtyard and pet facilities. Construction is expected to be completed sometime in 2027.
Olsson’s Office Building at Heartwood Preserve
Exterior glass walls are now in place for Olsson’s future office building at Heartwood Preserve. The 4-story building is part of The Row at Heartwood Preserve southwest of 144th & West Dodge Road. Olsson, an engineering and design firm, will house its 300-plus Omaha-area employees in the building when it’s complete in 2026. The building will also have street-level retail space. Additionally, two adjacent buildings — a multi-family residential building and a boutique hotel — are planned.
